Statement of Assumptions and Limiting conditions
The preparation and presentation of the appraiser’s report is based on the following;
The legal matters are not part of the appraiser’s responsibility towards the appraised property. The
only legal responsibility bearable by the appraiser is the information he is aware of during the data
collection process. The appraiser has an assumption of good and marketable opinion and bears no
opinion about the report. A sketch is provided by the appraiser to give an outline and vision of the
property size and dimension. The report analyzed and prepared will bear no legal responsibility in
the courts of law unless such requirement is determined by law. The appraiser has no information
of unidentified deficiencies of the property that can make its value be less valuable and therefore
bears no responsibility towards the same. The report presented is subject to satisfaction and free
from errors as performed by the professional property valuer.
Certification from the Appraiser
The preparation and presentation of the appraisal is within the scope and requirements as stated
in the report.
The interior and exterior parts of the property present an improvement in the condition as viewed
and inspected. Any deficiencies in that can affect the structural integrity of the property have been
reported.
The appraisal has been carried out in accordance to the standards of the Appraisal Board as
presented by the board.
Adequate data has been collected and compared in relation to the valuation of the property. The
property therefore, presents a true and fair view of the market value. The cost assigned is in regard
of the cost and income as approached to value.
